Enquiries and bookings

Sending an enquiry is not a confirmed booking. A booking is confirmed only when the host accepts your dates and any agreed deposit is paid. We will confirm the exact price by message.

Pricing

Pricing is per-occupancy: the base rate covers 1–4 guests, with an additional charge of 1,000 THB per extra guest per day until 31 December 2026 and 1,200 THB from 1 January 2027; both include 7% VAT. Electricity is metered and billed at cost (7.5 THB/kWh until 31 December 2026, 8 THB/kWh from 1 January 2027), settled at check-out. Water and fibre internet are included.

House rules

Guests agree to the house rules, including the maximum occupancy and the request not to move indoor furniture outdoors.

Cancellation

The cancellation policy is confirmed at the time of booking and depends on the dates and season.

Liability

Guests are responsible for damage caused during their stay. We are not liable for events beyond our reasonable control. These terms are governed by the laws of Thailand.
