How booking works

Bookings are handled directly and confirmed by a person, not by instant checkout. You send your dates and group size, the host confirms availability and the price by message, and the rental agreement is shared for signature before the stay is accepted. There is no online payment on this website.

Stay terms

The villa is rented as one private home to a single group. The four suites sleep up to nine guests. Standard check-in is from 14:00 and check-out is by 11:00; different times can sometimes be arranged in advance, subject to the schedule between stays.

Costs and what is included

The rate is confirmed per enquiry based on dates, season and group size; the rate and the additional-guest charge include 7% VAT. Return transfers between Thong Sala Pier and the villa, high-speed WiFi and Ethernet, water supply and drinking water, housekeeping with complete cleaning and linen changes every 3 days plus light cleaning on the other days, bath and pool towels changed every 2 days, and concierge assistance from the Villa Manager and the Director are included. Electricity is charged separately on actual metered consumption, photographed at check-in and check-out: 7.5 THB per kWh until 31 December 2026 and 8 THB per kWh from 1 January 2027, settled at check-out. A refundable security deposit of 45,000 THB is collected on arrival and returned after check-out, less any deductions for damage or unsettled charges.

Cancellation and changes

The deposit that secures your dates is non-refundable. Cancellation and date-change terms are confirmed in writing with your booking and set out in full in the signed agreement, and date changes are always subject to availability.

House rules

Your stay is also subject to the villa House Rules. In short: indoor furniture stays indoors, private celebrations or gatherings need the villa's prior written approval, and the access road is steep in places, so a 4x4 is recommended in rainy weather.
