The practical rules that keep the villa comfortable, private and clear for every direct booking.

You rent the entire villa as a private home. Guests can use the house and outdoor areas, except technical rooms and the private staff area. The staff area has a separate service entrance, so the team can support the stay without crossing the guest spaces unnecessarily. Every bedroom has air-conditioning and a ceiling fan; please switch the air-con off when you leave the room, as electricity is metered.
The base rate covers 1 to 4 guests. Any additional person staying in the villa is charged at 1,000 THB per person per day until 31 December 2026 and 1,200 THB from 1 January 2027. The rate and the additional-guest charge include 7% VAT. The villa sleeps up to 9 guests. Celebrations and gatherings may be possible with prior written approval from the villa management. Return transfers between Thong Sala Pier and the villa, high-speed WiFi and Ethernet, water supply and drinking water, housekeeping with complete cleaning and linen changes every 3 days plus light cleaning on the other days, bath and pool towels changed every 2 days, and concierge assistance from the Villa Manager and the Director are included.
Electricity is charged separately based on actual metered consumption. The meter reading is photographed at check-in and again at check-out, and only the difference is charged. The rate is 7.5 THB per kWh until 31 December 2026 and 8 THB per kWh from 1 January 2027, settled at check-out. Indoor furniture must not be moved outside. The road to the villa is steep in places; a 4x4 is recommended in rainy weather.
Dogs are welcome by prior arrangement, and a small additional charge may apply; we just ask that pets stay off the beds, sofas, pool and jacuzzi. Smoking is outdoors only, never inside the villa, and in line with Thai law e-cigarettes, vaping and cannabis are not permitted on the property.
